7 RED FLAGS TO LOOK FOR WHEN BUYING A HOME...

LANCASTER PA HOME BUYING RED FLAGS TO LOOK FOR

1. **Structural Issues:** Look out for noticeable cracks in the walls, uneven floors, or doors and windows that don’t close properly. This can sometimes hint at potential structural problems, but not all the time. Some older homes were actually built on slants and uneven angles. This is how my personal home was built in the early 1900s. But ever home and circumstance is unique so please engage a professional inspector to thoroughly assess the structure. This is one of the most important purchases in your life so I always recommend home inspections to protect your investment.

2. **Water Damage:** Be vigilant of any stains on ceilings or walls. Also well as musty odors and any signs of mold could suggest water damage. Water damage can lead to serious issues, so be sure to investigate if you see any signs of current or pervious water damage. Attics, sinks, and basements are a great place to begin your check.

3. **Pest Infestations:** Check for pest droppings, damaged wood, and unusual odors. Termites can cause significant damage to a home’s structure, as well as other unwelcome bugs and creepy crawlers. Especially if you share a home that is attached to a neighboring property. With that being said don’t let a few bugs scare you, get ahold an exterminator and nip the bug in the butt asap.

4. **Faulty Wiring or Electrical Issues:** Faulty or outdated wiring could be a huge safety concern. If you notice flickering lights and or frequent circuit breakers trips, or the presence of ungrounded outlets you will want to have a professional electrician take a look. Some electrical concerns can be an expensive fix, while some are actually a simple fix.

5. **Roof Problems:** The roof keeps the weather out so look for any missing or damaged shingles. Look for signs of water damage in the attic, or an aging roof. Not all roofs are created equal so take note of the roof material. Replacing a roof could be a costly project, so it’s crucial to assess its condition. If you’re buying a home that needs a new roof, your agent maybe able to help you negotiate that into your purchase agreement!

6. **Neighborhood Concerns:** Take some time to investigate a potential neighborhood for issues like high crime rates, and low school ratings. Also ask your agent and evaluate are there increasing or declining property values. A home’s value is often influenced by its surroundings and a rule of thumb I like to use when buying a property for myself is to buy the ugliest house in the neighborhood. Buying the least expensive home in a neighborhood gives you room for sweat equity.

7. **Unusual Smells:** Does it smell like a litter box was the home but not in the home? Strong, persistent odors can be indicative of problems such as mold, sewage issues, or extreme pet damage. Pay attention to any strange or overpowering smells when exploring the home. There are many great products on the market such as Killz which help pet stains and smells that are deep seated. If there I’d mold present make sure the proper procedures and precautions are taken before removing. Don’t forget to check the plumbing and exhaust fans in the home.
